8 Key Signs You Need A Roof Replacement

You need a roof replacement if any one or combination of the following conditions describes your existing home’s roof. Keep in mind that the only way to tell for sure is with an in-person roof inspection by a reputable roofing contractor such as Tag Roofing Company.

  • an old roof with missing and curling shingles

    Roof Age

If your roof is 15-25 years old (or older), it may be nearing the end of its lifespan, especially if it hasn’t been maintained regularly.

  • Close up of a roof top with curling shingles

    Curling, Cracked, or Missing Shingles

Shingles that are curling at the edges, cracking, or missing altogether indicate deterioration and a weakened roof structure.

  • Leak in a ceiling due to a leaking roof

    Frequent Leaks & Water Damage

Water stains on ceilings or walls, mold growth, or moisture in the attic suggest your roof is no longer providing proper protection.

  • roof shingles showing excessive granule loss

    Excessive Granule Loss

If you find a large amount of granules in your gutters or downspouts, it means your shingles are wearing down and losing their ability to shield your home.

  • roof that is sagging

    Sagging Roof

A sagging or uneven roofline can indicate underlying structural damage or trapped moisture, both of which require immediate attention.

  • Man with his hand on his head while looking at his energy bill

    Higher Energy Bills

Poor roof insulation and ventilation can cause heating and cooling costs to rise due to escaping air or inadequate temperature regulation.

  • rooftop with inspection markings showing hail damage

    Storm, Hail, or Wind Damage

If your home has experienced severe weather, such as hail, heavy winds, or fallen debris, it’s important to inspect your roof for damage that could lead to long-term issues.

  • Light coming into an attic through a hole in the roof

    Visible Light in the Attic

If you can see daylight coming through the roof boards in your attic, this is a major sign of structural weakness and potential leaks.

  • How We Conduct Roof Replacement

    01

    Roof Inspection

A roof inspection evaluates the condition of your roof, identifies existing problems as well as potential future issues, and recommends solutions. Tag Roofing inspections are free and form the basis for an estimate that provides complete information about what needs to be done and how much it will cost.

    02

    Planning

Nothing happens without the homeowner understanding exactly why it needs to be done, what it costs, and how long it is going to take. We work with you to develop a plan and choose materials that provide you with an optimum solution for your roof, at an affordable price.

    Perform Replacement

All roof replacement work is performed by Tag Roofing. We arrange for a dumpster at your site to dispose of the old roofing materials. Your new roof typically arrives a day or two before installation. Before we begin, we make sure anything that could get damaged while working on your roof is safely out of the way or covered with tarps. We then tear down the old roof and any associated materials (in some cases, we can install the roof directly on the existing roof), install the underlayment, and then the shingles. As necessary, vents, skylights, and gutters are replaced. Seals are applied where needed, such as around chimneys. Any remaining debris is cleaned up.
